Aadhar Housing Finance Targets 20% AUM Growth Despite Market Uncertainties

· · 3 min read

Aadhar Housing Finance aims for a 20% increase in Assets Under Management (AUM) this fiscal year. The company focuses on low-income segments, leveraging schemes like Pradhan Mantri Aawas Yojana amidst rising interest rates and broader economic shifts.

Aadhar Housing Finance is projecting robust growth, anticipating a 20% increase in its Assets Under Management (AUM) for the current financial year. This optimistic outlook comes despite a landscape marked by rising interest rates, geopolitical uncertainties, and concerns over a weak monsoon impacting the rural economy.

Focus on Underserved Markets Fuels Growth

Rishi Anand, Managing Director and CEO of Aadhar Housing Finance, highlighted the strong performance across housing segments, particularly low-income housing, which has seen an 18-19% compound annual growth rate (CAGR) over the last three years. The company's AUM stood at approximately Rs 31,400 crore in the first quarter, with an average ticket size of around Rs 10 lakh.

A significant 80% of Aadhar Housing's clientele comprises individuals from Economically Weaker Sections (EWS) and Lower Income Groups (LIG). These customers include kirana shop owners, saloon workers, vegetable vendors, and cab drivers. Anand emphasized the vast potential in India's mortgage market, noting that the mortgage-to-GDP ratio, currently around 11.3%, remains significantly lower than other emerging economies.

Strategic Advantages and Operational Model

The Pradhan Mantri Aawas Yojana (PMAY), which offers interest subsidies for eligible households, has been a crucial catalyst for Aadhar Housing. The company currently serves 23,000 customers through this scheme. Due to their focus on underserved populations who often lack formal income documentation, Aadhar Housing commands higher interest rate spreads, typically ranging from 5.5% to 6.0%, compared to prime lenders' 1.5-2.0%.

Assessing the creditworthiness of non-salaried individuals in this segment requires a unique approach. Aadhar utilizes UPI payments data and conducts on-ground cashflow assessments through its employees. Interest rates for Aadhar Housing loans typically range from 9.99% to 18%.

Navigating Challenges and Expanding Reach

Despite the broader economic headwinds and recent interest rate hikes by the Reserve Bank of India, Aadhar Housing has maintained a healthy financial position. Its net Non-Performing Assets (NPAs) were approximately 1.1% in the previous financial year, a level the company aims to sustain. With 75% of its portfolio on floating interest rates, borrowers may see adjustments in their payments as rates continue to climb.

To deepen its market penetration, Aadhar Housing operates over 647 branches across more than 22 states, with a significant presence in smaller towns and taluka places beyond the major metros. The company plans to add another 20 branches this fiscal year, complementing its strategy of opening around 40 new branches annually. Furthermore, initiatives like "Aadhar Mitra" engage local community members, such as vendors and shopkeepers, to generate leads and extend the company's reach to customers who may not use digital channels for loan applications.
