Adani Enterprises has initiated the construction of a massive rehabilitation housing project in Mumbai's Matunga, marking a pivotal step in the long-awaited Dharavi redevelopment. The project, overseen by Adani Navbharat Developers Pvt Ltd (ANDPL), will deliver 10,432 new homes and 1,379 commercial and industrial units for eligible residents of Dharavi.
Phased Handover for Dharavi Residents
The ambitious undertaking involves the construction of 10 towers, each soaring between 37 and 39 storeys. Under the in-situ rehabilitation scheme, qualifying Dharavi residents will receive homes measuring 350 square feet. Residents from Sectors 6 and 1 are slated to be among the first beneficiaries, with approximately 4,500 additional apartments prioritized for other eligible residents.
Pranav Adani, Director of Adani Enterprises, emphasized the project's commitment to providing secure homes and fostering brighter futures for families. The towers are scheduled for handover to the Dharavi Redevelopment Project/Slum Rehabilitation Authority (DRP/SRA) in three distinct phases:
- The first five towers are expected to be handed over by March 2029.
- The subsequent two towers are targeted for completion by August 2029.
- The remaining three towers are projected for handover by August 2030.
Modern Amenities and Long-Term Maintenance
Each high-rise will feature 10 to 12 passenger elevators and two dedicated fire elevators, alongside two additional elevators for commercial and industrial units. The development incorporates a range of modern amenities designed to enhance community living, including a kindergarten, community hall, podium gardens, seating areas, society offices, and places of worship.
To ensure the project's sustainability, 10 percent of the commercial space in each rehabilitation building will be reserved to generate revenue for maintaining common infrastructure. ANDPL has also committed to maintaining the buildings and shared infrastructure for a decade following their handover.
Expertise Driving Urban Transformation
The Dharavi redevelopment project benefits from the expertise of renowned design and urban-planning firms. Collaborators include US-based Sasaki, UK-based Buro Happold, Mumbai-based StudioPOD, architect Hafeez Contractor, P&T, and ARC Studio, along with urban-planning specialists from Singapore.
An experience centre, spanning 22,500 square feet, offers residents a tangible preview of their future homes and neighborhoods through life-size sample units, 3D walkthroughs, and interactive displays. Anil Sardana, CEO of ANDPL, highlighted the project's dual focus on timely delivery and long-term upkeep, reassuring residents about the future of their new communities.
The broader vision for Dharavi includes transforming it into a mixed-use township with comprehensive social infrastructure, including shops, schools, healthcare facilities, parks, public transport, and places of worship, ensuring essential services are within a 15-minute walk for residents. Dharavi, home to over a million people and a vibrant informal economy, stands to see significant upgrades in housing and civic infrastructure while supporting local livelihoods.
