Experion Developers, the real estate division of Singapore-headquartered AT Capital Group, has announced an ambitious investment plan of ₹10,000 crore over the next five to seven years. The substantial capital injection is primarily earmarked for premium and luxury housing projects across India, with a significant focus on the rapidly expanding Delhi-NCR market.
Since its inception in India in 2006, the FDI-funded developer has already invested approximately $500 million (₹4,740 crore). This new investment signals a robust expansion strategy, particularly in a region experiencing high demand for upscale residential properties.
Strategic Focus on Delhi-NCR and Risk Mitigation
Experion Developers has a proven track record, having undertaken 12 projects totaling around 11 million square feet in Gurugram, Noida, Lucknow, and Amritsar. Their diverse portfolio includes plotted developments, villas, high-rise condominiums, commercial offices, and organized retail. Currently, an additional 13 million square feet is under construction, underscoring their active development pipeline.
A core component of Experion's strategy involves acquiring land parcels primarily through government auctions. B.K. Malagi, Vice Chairman of Experion Developers, highlighted the benefits, stating, “It becomes easier to deal with government agencies for land buying.” Priyamvada Navet, Deputy CEO, further emphasized, “Most of the land that we buy is bought through government auctions, so customers don’t have to worry about litigation and title issues later.” This approach significantly minimizes title-related risks for both the developer and end-buyers.
Market Performance and Future Outlook
Delhi-NCR is set to remain Experion’s primary market, where many of its existing premium and luxury homes are priced above ₹5 crore. Over the past five years, the company has successfully delivered more than 3,000 homes and plots. Financially, Experion reported sales of ₹3,700 crore in the 2025-26 financial year, a substantial increase from ₹2,200 crore in the previous year, demonstrating strong market traction.
Malagi noted that AT Capital has provided stable, long-term investment to the Indian real estate sector for nearly two decades. “Operating without the constraints of traditional lender timelines means we never have to accelerate a project artificially, allowing us to prioritise the end customer in everything we build,” he added.
Innovation in Wellness and Design
Experion's recent launches have garnered significant demand, exemplified by its Saatori project in Sector 151, Noida-Greater Noida Expressway, which recorded sales of approximately ₹1,800 crore with about 400 units sold at launch.
Looking ahead, the developer is keen on differentiating its offerings through a strong emphasis on wellness. Upcoming projects will integrate design specifications such as fresh-air ventilation and filtration systems in ultra-luxury homes, treated water at the point of use, low-VOC finishes, acoustic detailing, daylight-oriented layouts, and landscaping that prioritizes native plants and shaded walkways. This focus aims to enhance the living experience for residents in their high-end properties.
