G Square Housing Launches 125-Acre Panvel Project Amid Maharashtra Realty Boom

· · 2 min read

G Square Housing is expanding into Maharashtra with a proposed 125-acre plotted development in Narpoli, Panvel. This move positions the South India-based developer in the Mumbai Metropolitan Region amidst a robust real estate market.

G Square Housing, a prominent South India-based developer, has officially announced its entry into the Maharashtra real estate market with a significant 125-acre plotted development in Narpoli, Panvel. This strategic expansion positions the company within the dynamic Mumbai Metropolitan Region (MMR), capitalizing on the region's ongoing property boom.

Panvel Project Details and Market Approach

The new Panvel project is set to feature 364 residential plots, each with a minimum size of 1,000 square feet. G Square Housing has revealed introductory pricing, starting at ₹5,990 per square foot for residential plots and ₹9,990 per square foot for its plot-plus-villa offerings. These prices are subject to applicable terms and conditions.

While Mumbai's real estate sector continues to witness robust activity, particularly at the premium end, G Square's Panvel initiative targets a distinct market segment. The company aims to cater to buyers seeking to construct independent homes rather than acquiring ready-built apartments, offering a unique proposition in the competitive MMR landscape.

Mumbai's Booming Property Market

The developer's entry coincides with a period of substantial growth in Mumbai's luxury residential market. According to a report by Lighthouse Luxury, powered by Zapkey, the city recorded 3,145 residential property transactions for homes priced at ₹5 crore and above between April and September 2026. These transactions collectively amounted to an impressive ₹32,623 crore.

The report also highlighted a 10.5% quarter-on-quarter increase in transactions during the second quarter, reaching 1,651, with their total value climbing 17.1% to ₹17,600 crore. The average transaction value rose by 6% to ₹10.7 crore, underscoring sustained demand for high-end properties. Even the ultra-luxury segment saw a surge, with 20 transactions exceeding ₹50 crore in the second quarter, up from nine in the first.

Strategic Pricing and Future Expansion

G Square Housing claims its large-parcel land acquisition model enables it to price its developments 20-30% below prevailing market rates, a claim that could not be independently verified. This strategy aims to provide a competitive edge in attracting buyers for their plotted developments.

Looking beyond Panvel, G Square has ambitious plans to launch a total of 13 projects across Maharashtra. These developments are slated for locations within the Mumbai 3.0 region, Pune, and the Pune Metropolitan Region Development Authority (PMRDA) region. Proposed sites include:

  • Rasayani
  • Palaspe
  • Karjat
  • Dolivali
  • Palasdhari
  • Anjap
  • Mosare
  • Kamshet
  • Urse
  • Pirangut
  • Hinjewadi
  • Lonavala
  • Narpoli (Panvel)

Bala Ramajayam, Founder and Managing Director of G Square, emphasized the company's commitment to extending its successful plotted development model to Maharashtra. The company has also indicated a strategic partnership with JSW ONE HOMES, though specific details of this collaboration are yet to be disclosed.
