M3M Outbids DLF in ₹1,850 Crore Noida Land Auction

M3M India secured a 12.5-acre mixed-use plot in Noida's Sector 108 for approximately ₹1,850 crore, outbidding DLF. This marks one of India's largest recent land deals, with M3M's total Noida investment exceeding ₹2,400 crore.

Real estate developer M3M India has secured a significant victory, outbidding industry giant DLF to acquire a prime 12.5-acre mixed-use plot in Noida's Sector 108. The deal, valued at approximately ₹1,850 crore, represents one of the largest land transactions in the National Capital Region (NCR) in recent years, reinforcing M3M's strategic expansion.

Competitive Bidding Drives Up Price

The Noida Authority had initially set a reserve price of ₹835 crore for the highly sought-after parcel. However, intense competitive bidding, primarily between M3M and DLF, more than doubled the final quoted price to between ₹1,839 crore and ₹1,850 crore. While Godrej Properties was also shortlisted for the auction, only M3M and DLF actively participated in the final bidding process.

The winning bid translates to an impressive nearly ₹147 crore per acre, underscoring the high demand and premium developers are willing to pay for well-located, large land banks within Noida's rapidly developing corridors.

M3M's Expanding Footprint in Noida

Including stamp duty and other government charges, M3M's total expenditure for the Sector 108 site is projected to approach ₹2,000 crore. This substantial investment is part of a broader push by M3M to strengthen its presence in the NCR market.

In the same auction cycle, M3M also successfully acquired another 6-acre parcel in Sector 98 for ₹414 crore. This brings M3M's combined land acquisition spending in Noida to over ₹2,400 crore, signaling a significant commitment to the region.

The newly acquired Sector 108 plot is designated for mixed residential and commercial development. It is expected to feed into M3M’s pipeline of premium and mid-premium projects, particularly in the Dwarka Expressway–Noida/Greater Noida belt, catering to the region's growing demand for integrated urban living and business spaces.
