Actress and entrepreneur Parul Gulati has shared insights into her Goa Airbnb venture, revealing that her luxury property, Malkin House, is currently generating considerably less income than her initial expectations. Two years ago, Gulati confidently predicted earnings of up to ₹40,000 per night from her two-bedroom villa in Nerul, Goa. However, the reality of the holiday rental market has proven far less lucrative.
From ₹40,000 to ₹11,000: The Market's Impact
Gulati, also the founder of Nish Hair, recently discussed her experience on Sharan Hegde’s podcast. Her property, Malkin House, boasts a private pool and garden, features that initially led her to believe in its high earning potential. She had stated, “I bought [a house] in Goa. Usko main Airbnb pe daalungi. Ghar se paisa kamaugi,” estimating ₹40,000 per day for the 2BHK.
However, her expectations have significantly shifted. Gulati now admits that the market has changed dramatically. “As I said on your podcast that I will charge 45k a night, reality hit me because back then there weren't so many villas, so many luxury villas. Over 4-5 years, there are way more properties,” she explained.
Understanding Seasonal Demand and Competition
A key factor in the shortfall has been the rapid increase in competition within Goa’s luxury villa market. What once appeared to be a unique and highly profitable opportunity has become saturated with numerous high-end rental options.
Furthermore, Gulati acknowledged her initial lack of understanding regarding seasonal demand. “I did not understand an off-season or a peak season very well. It's my first time, first rodeo. So, they were promising 45k. Right now, we are charging 11k,” she revealed. This means Malkin House’s current nightly rate stands at ₹11,000, a steep decline from her projected income.

Gulati’s Airbnb journey has served as a valuable lesson in the complexities of property investment.
