Prominent Indian actor Ronit Roy has entered a significant commercial property lease agreement in Mumbai. His company, Kerawi Care (OPC) Private Limited, has leased a 950-square-foot office space in Andheri West for a total of ₹1.39 crore over a five-year period.
Details of the Andheri West Office Lease
The commercial office is situated on the fourth floor of Vastu Prestige, a building located near City Mall in Andheri West. The leave-and-licence agreement was officially registered on June 12, 2026, with the lease commencing on July 10, 2026, and slated to conclude on July 9, 2031.
Under the terms of the agreement, Ronit Roy is named as the licensor, while Kerawi Care (OPC) Private Limited, represented by its director Vandana Verma, is the licensee. A security deposit of ₹6.5 lakh has been paid by the tenant for the property.
Rent Structure and Other Clauses
The total rent payable over the 60-month term amounts to ₹1,39,24,584. The initial monthly rent is set at ₹2.10 lakh, with a provision for a 5% annual increase. This structure will see the monthly payment rise incrementally each year, reaching approximately ₹2.55 lakh by the fifth year of the lease.
The agreement also includes a 36-month lock-in period, binding both parties. As the licensor, Roy is responsible for maintenance charges, property taxes, and levies. Conversely, the tenant, Kerawi Care, will cover electricity costs based on consumption. However, the lease document does not specify any dedicated car parking allocation for the office space.
Ronit Roy's Expanding Real Estate Portfolio
This commercial lease further expands Ronit Roy's real estate holdings in Mumbai. In 2024, the acclaimed actor reportedly purchased a luxurious 4,258-square-foot apartment in the Lodha Versova project for ₹18.94 crore. That residential acquisition included four dedicated car parking spaces, according to property registration documents.
Ronit Roy is widely recognized for his extensive work in Hindi television, particularly for iconic roles in popular serials like Kyunki Saas Bhi Kabhi Bahu Thi and Kasautii Zindagii Kay. He has also garnered critical acclaim for his performances in various web series and films, including Two States and Kaabil.
