Subhash Chandra Sells Lutyens' Delhi Bungalow for Rs 1,260 Crore, Tripling Investment

Essel Group chairman Subhash Chandra has reportedly sold his 2.8-acre bungalow in Delhi's exclusive Lutyens' Zone for Rs 1,260 crore. This massive deal, one of India's largest real estate transactions, sees Chandra net over three times his 2015 purchase price.

Essel Group chairman and Zee founder Subhash Chandra has reportedly finalized the sale of his expansive Lutyens' Delhi bungalow for a staggering Rs 1,260 crore. The buyer is understood to be a prominent Delhi-based business family, though their identity has not been publicly disclosed.

A Landmark Real Estate Transaction

The 2.8-acre property, located on Bhagwan Das Road, is situated in the highly coveted Lutyens' Zone, known for its proximity to national landmarks like Mandi House and Bharat Mandapam. This transaction stands out as one of the largest real estate deals in India's history.

Chandra had acquired the property in 2015 for Rs 304 crore, meaning the recent sale has yielded him an impressive return of approximately 314 percent over 11 years. This translates to an annual compounded growth rate (CAGR) of 14.9 percent, underscoring the significant appreciation of prime real estate in the capital.

The sale price per square foot comes to an estimated Rs 1.03 lakh, reaffirming the Lutyens' Zone's status as one of the most expensive land parcels in the country.

Exclusivity of Lutyens' Bungalow Zone

The Lutyens' Bungalow Zone (LBZ), spanning nearly 28 square kilometers, is an exclusive residential district comprising around 3,000 bungalows. The vast majority of these properties are government-owned, occupied by cabinet ministers, judges, top bureaucrats, and embassies. Only about 600 bungalows within the zone are privately owned, typically by industrialists, business families, and erstwhile royals, making such properties symbols of immense prestige and influence.

The area's exclusivity is further enhanced by stringent construction restrictions imposed by the Ministry of Housing and Urban Affairs and the Delhi Urban Art Commission. These regulations aim to preserve the ultra-low density and heritage character of the zone, limiting new construction to conform to existing plinth areas and heights, and tightly regulating Floor Area Ratio (FAR) and ground coverage to maintain large gardens and open spaces.

Recent High-Value Deals in the Area

This deal follows a trend of high-value property transactions in the Lutyens' Zone. Just months prior, Maharaja Manujendra Shah of Tehri Garhwal was reportedly selling his 3.2-acre bungalow in the same vicinity for Rs 1,000 crore to a Delhi-based entrepreneur. Last year, Jawaharlal Nehru's first official residence at 17, Motilal Nehru Marg, was also sold for approximately Rs 1,100 crore, highlighting the sustained demand and premium pricing for properties in this iconic district.
