DLF Launches ₹2,000 Crore Senior Living Project in Gurugram, Eyes Growing Market

Real estate giant DLF is entering India's senior living market with a new project in Gurugram's Sector 63. This development, spanning 5 lakh sq ft, is projected to generate ₹2,000 crore in revenue.

Real estate giant DLF Ltd. is making a significant foray into India's rapidly expanding senior living market with the imminent launch of its first dedicated retirement housing project. Located in Gurugram, the development is poised to capitalize on the increasing demand for specialized elderly care and community living.

Gurugram Project Targets ₹2,000 Crore Revenue

The upcoming senior living community is planned along Golf Course Extension Road in Sector 63, Gurugram. This ambitious project is expected to generate a revenue potential of approximately ₹2,000 crore and will encompass nearly 5 lakh square feet of developed space. Aakash Ohri, Managing Director and Chief Business Officer of DLF Home Developers, confirmed during the company's Q1 FY2027 earnings call that this initiative is among DLF's immediate launch priorities.

"Senior Living, as you know, is a retirement policy scheme that we are going to be launching soon. This is in process now. As soon as we get the data, we will make those announcements accordingly. That is something that we're looking forward to most immediately," Ohri stated, highlighting the strategic importance of this new venture.

Tapping into India's Growing Senior Population

DLF's entry into the senior living segment aligns with a broader trend in India's real estate sector. The market for retirement housing is gaining substantial traction, driven by several demographic and socio-economic factors:

  • An expanding aging population seeking specialized care and amenities.
  • Rising disposable incomes among seniors and their families.
  • An increasing preference for professionally managed communities that offer comprehensive healthcare, enhanced security, and a vibrant lifestyle.

This project marks DLF's official entry into this emerging market, signaling a strategic diversification of its residential portfolio.

DLF's Robust Residential Pipeline

Beyond the new senior living project, DLF continues to report strong demand across its premium residential offerings. Notably, its ultra-luxury project, The Dahlias in Gurugram, sees significant interest, with 25-30% of sales now originating from buyers outside the National Capital Region (NCR) and Non-Resident Indians (NRIs). Ohri mentioned that apartments at The Dahlias are selling at over ₹1 lakh per sq ft, with higher floors fetching up to ₹1.25 lakh per sq ft, reflecting sustained demand in the high-end segment.

The company has also reiterated a strong residential launch pipeline for FY2027, which includes projects like Hamilton 2 and the second phase of its Mumbai development, The Westpark. This diversified approach underscores DLF's strategy to maximize realizations across various market segments.
