The Reserve Bank of India (RBI) announced on August 5, 2026, its decision to keep the benchmark repo rate unchanged at 5.25%. This move, consistent with market expectations, aims to maintain policy stability amidst global uncertainties and ongoing inflationary risks, particularly from the West Asia conflict.
Real estate developers and consultants have largely welcomed the RBI's stance, emphasizing that a stable interest rate environment is crucial for reinforcing buyer confidence, supporting long-term investment decisions, and sustaining momentum across both residential and commercial real estate sectors.
Stability for Homebuyers, Challenges for Affordable Housing
The unchanged policy rate is expected to provide continuity in borrowing costs for homebuyers and developers. However, industry leaders caution that stable interest rates alone may not be sufficient to significantly boost demand within the affordable housing segment, which remains highly sensitive to borrowing costs.
Anuj Puri, Chairman of ANAROCK Group, noted that while the RBI's decision signals stability, it is unlikely to reignite the mass-market housing cycle. According to ANAROCK's Q2 2026 data, housing sales in India's top seven cities saw a 6% year-on-year decline, with affordable housing accounting for only 6% of total new launches despite an overall 7% increase in fresh supply. Puri highlighted that average residential prices continue to rise by approximately 7% annually across major cities, further limiting affordability for first-time buyers. He observed that the market trend is currently skewed towards luxury housing rather than the affordable segment vital for broad-based homeownership.
Industry Leaders Welcome Policy Continuity
Shishir Baijal, International Partner, Chairman, and Managing Director of Knight Frank India, described the RBI's move as a balanced decision, supporting economic growth while remaining vigilant about evolving global and domestic risks. He believes that a stable interest rate environment will reinforce buyer confidence, provide certainty for businesses and investors, and ensure continued access to affordable financing, thereby sustaining housing demand and investment activity.
Amrita Gupta, Director of Manglam Group, emphasized that policy consistency is as vital as the interest rates themselves. She stated that a stable rate environment encourages long-term homeownership decisions and complements infrastructure-led growth in Tier 2 cities, fostering sustainable and well-planned communities.
Aman Sarin, Director and CEO of Anant Raj Limited, echoed these sentiments, noting that a steady rate scenario aids better financial planning for businesses and homebuyers, especially amid geopolitical tensions impacting input costs. He pointed out that current home loan rates remain reasonable, and certainty in monthly repayments is increasingly influencing purchase decisions.
Manik Malik, President and CEO of BPTP Limited, reinforced that the RBI's decision strengthens stability in a housing market driven by strong end-user demand and improving infrastructure. He highlighted that long-term value creation, rather than short-term policy movements, is increasingly shaping today's housing market.
Overall, the real estate sector has broadly welcomed the RBI's decision as a measure that provides certainty during a period of global economic volatility. While stable rates are expected to support buyer sentiment and investment, improving affordability, particularly in the budget housing segment, remains critical for achieving widespread growth in India's residential real estate market.
