Andheri West Property Prices Soar 10-13%, Premium Rentals Hit ₹1.25 Lakh Monthly

· · 3 min read

Property values in Mumbai's Andheri West have climbed 10-13% year-on-year, with premium 3BHK/4BHK rentals reaching ₹1.25 lakh monthly. Improved infrastructure and changing buyer preferences fuel the demand.

Mumbai's premium residential market is witnessing significant growth in Andheri West, with property prices appreciating by approximately 10-13% year-on-year. This western suburb has emerged as a highly attractive destination for both homebuyers and investors, driven by the dual promise of capital appreciation and robust rental income.

According to data from 99acres, residential property prices in Andheri West have increased by about 10-10.3% over the past year. Concurrently, rental demand remains strong, with average monthly rents for three- and four-bedroom apartments in premium projects now reaching around ₹1.25 lakh in FY27.

Luxury Housing Segment Expands

The luxury housing segment in Andheri West has seen substantial expansion in recent years. Samir Jasuja, founder and CEO of PropEquity, noted a more than tenfold increase in luxury housing launches (above ₹3 crore) between 2020 and 2025, totaling approximately 1,800 units. The share of luxury housing in total launches also surged from about 17% to 49% during this period, reflecting a shift in buyer preferences.

Homebuyers are increasingly prioritizing larger, well-designed homes, curated amenities, enhanced privacy, and wellness facilities over traditional considerations like mere location and carpet area.

Infrastructure Boosts Connectivity and Appeal

Ongoing infrastructure developments are a key factor bolstering Andheri West's residential appeal. Projects such as the coastal road connector towards Lokhandwala Back Road, progress on the DN Nagar-Saraswat Nagar section of Metro Line 2B, and the Mrinal Tai Gore Flyover extension are set to significantly improve connectivity across the western suburbs. This enhanced accessibility to business districts and established social infrastructure continues to underpin demand for premium housing.

Savills reported a 1-12% year-on-year increase in rental values across Mumbai’s premium residential segment in the first half of 2026, indicating a broader trend of rising rents, though actual returns vary by property specifics.

Developer Interest and Future Outlook

Developers are actively expanding their presence in this micro-market. DLF, for instance, entered Mumbai with its premium residential project, The Westpark, which quickly sold out, generating sales worth ₹2,300 crore. Following this success, DLF is expected to launch the second phase of the project in the current financial quarter.

Aakash Ohri, managing director and chief business officer of DLF, commented, “Mumbai remains a strategic long-term market for our company. We are seeing growing interest in established locations such as Andheri, where connectivity and access to key business and lifestyle hubs continue to underpin demand for premium housing.”

The combination of infrastructure improvements, evolving buyer preferences, and strong developer interest positions Andheri West as a dynamic and high-growth real estate market in Mumbai.
