Luxury residences in Trump Tower Noida are priced higher per square foot than those in Trump International Tower Chicago, according to a recent analysis by ReraTracker founder Gaurav Gupta. The surprising finding, shared via LinkedIn, has sparked discussions about India's rapidly expanding luxury real estate sector.
Noida Outpaces Chicago in Luxury Real Estate Metrics
The comparison, which focused on 'carpet area' – the actual usable living space – revealed that Trump Tower Sector 94, Noida, commands a price of approximately ₹81,090 per sq ft (around $850). In contrast, Trump International Tower Chicago is priced at ₹76,320 per sq ft (around $800) on the same basis.
This data suggests that premium residential markets within India, particularly in the National Capital Region (NCR), are increasingly competitive with established global luxury destinations in terms of pricing.
Understanding Carpet Area vs. Super Built-Up Area
Gupta's analysis underscores the critical distinction between carpet area and the more commonly cited 'super built-up area' when evaluating property prices. Carpet area represents the real usable space within a home, offering a more accurate benchmark for value.
He noted that properties which may appear more expensive based on super built-up area might actually offer better value if they boast higher carpet area efficiency. For instance, older M3M Trump Towers in Gurugram, despite potentially seeming costlier by super built-up area, could be effectively cheaper than newer Trump Residences Sector 69 when comparing usable living space due to superior carpet area efficiency.
How Other Indian Trump Projects Compare
The study encompassed eight Trump-branded residential developments across India and the United States. While Noida led the Indian projects, Lodha Trump Tower Mumbai followed closely with a carpet area price of ₹75,500 per sq ft ($791), positioning it just below Chicago.

It is followed by Trump World Tower at ₹1,33,846 per sq ft ($1,403), solidifying Manhattan's position as the undisputed leader among Trump-branded luxury residences worldwide.
